The Buying Process:

Buying a home can feel like a lot, especially when you're also thinking about timing, financing, and what it means for your family's bigger picture. That's why we walk every step with you, and why we work hard to make this a process you actually enjoy, not just get through. Here's exactly what to expect, from our first conversation to the day you get the keys.

Meet and create a wishlist

We start with a real conversation, in person, by Zoom, or by phone, whatever works for you. We'll talk through what you want and need in a home, what resources you have to work with, and lay out a clear plan for what comes next.

Pre-qualification

We'll connect you with a trusted mortgage partner who can help you understand your buying power. Expect to gather pay stubs, W-2s, and tax returns. Once the lender completes their review, you'll know exactly what you can borrow, one of the most important pieces of the plan.

Listing alerts sent to you based on your criteria

We take the time to understand what's actually driving the move: a job change, a shorter commute, a growing family, a needed upgrade or downsize. From there, we send you listings curated to your criteria, not just anything on the market. When one stands out, we move straight to scheduling a showing.

Schedule showings

We'll tour the homes you're most interested in together, and this is usually the part our clients enjoy most. Photos only tell part of the story, seeing a place in person changes how it feels. Along the way, we'll keep talking through how each option fits your budget and your goals.

Find the perfect home and write an offer

When you're ready to make an offer, we'll write it up, have you sign it (usually electronically, if that works for you), and present it to the seller. If the seller counters, or you're up against a multiple-offer deadline, we'll walk you through exactly how to handle it. Once your offer is accepted, it's time to get your financing finalized and move to the next step.

Acceptance, inspection, and appraisal 

With your offer accepted, we move into inspection and appraisal. We'll recommend a trusted inspector to confirm everything is in working order, and the appraisal confirms the price matches the home's actual value. These are the last checks before closing.


Time to close and get the keys

It's closing day. You'll sign the final paperwork (yes, a lot of it), bring your photo ID and your cashier's check or wire confirmation for the down payment, and the home is officially yours.
